Livia Condo – Checking Defects


If you have just receive your keys for Livia Condo, the first thing you should check are the defects. Unfortunately, my unit and my neighbours do have a list of defects from the flooring to the doors, cabinents… you are given 1 year but if you submit your defect list immediately, they will come within one month to repair.

The most common problem is uneven floor ties, you need to check every tiles to make sure they are smooth, mark out the area where there is unevenness.

Also, check the toilet doors beside the kitchen, it’s difficult to close. Then, the windows of the bedrooms should be able to easily open fully when you press the safety catch.

Livia Condo Easy Access To Pasir Ris MRT

As you can see from the video, the livia condo is about 10 mins walk to Pasir Ris MRT station and also near to downtown east where there are tons of entertainment stuff going on.

However, the price per square feet is sky high now at over $800 plus so i do not recommend you to buy now. But if you like the place, try renting a unit. Another condo apartment by the name of NV residences is also on sale by city development limited, in fact it’s just beside the Livia condo.

The starting price psf of NV residences is easily $800 plus so it’s now the seller market. Wait for another couple of months and there could be a 20% market correction.

Livia Condo At Pasir Ris

About 2 years ago, my mum bought a Livia Condo 4 bedrooms unit at Pasir Ris, where the average cost psf is only $650. As of this writing, the psf has shoot up to $800 plus. So my mum have made about $200k on paper.

Just for your information, Livia is develop by CDL, city development limited and they actually bought the entire land more than 10 years ago as freehold.

But CDL is developing the condos and sell as 99 years lease. Isn’t that a smart move?
